While you're in the property
 

 

      

Now you're moved in your first job isn't to unpack. It is to have another, more thorough check around the property. Here are our tips:

Complete an inventory as soon as you move in. Note down even the most minor of damage and note any dirt.

If the letting agents have given you an inventory check that all items they believe are in the property are in fact there. Mark down any items that they have missed off too.

Have the letting agents photocopy and sign your inventory.

bullet

The letting agents should allow you time to investigate your home, but try not to exceed around 2 weeks as they may reasonably claim that the damage occurred after you moved in.

Make sure you know provides your basic services such as gas, electricity, water, phone etc. Call them immediately with readings from your home. If you don't know how to do this ask your letting agent to assist.

You should have already addressed potential problems but should new problems arise, notify the landlord immediately in writing.

Should any damage occur whilst you are in the property notify the letting agent in writing and ask how they want repairs to be carried out - request the response in writing. Quote often they will have their own contractors, should this be the case get quotes from elsewhere to ensure the price being asked to complete the job is okay.

If you have moved in to a shared home then respect your housemates basic rights. Keep excess noise to a minimum, wash clothes during the day and help keep the house in order.

Should you have any issues with housemates try to resolve them amicably. If you have no luck inform your letting agent. You may be able to move home of you can find a replacement or the other tenants agree to cover your rent.

Respect your neighbours by keeping your gardens, patios etc clean and tidy, bushes trimmed, grass to an acceptable length. It may be a case that your landlord or letting agents will do this for you but you may need to prompt them from time to time.

Check your contract for any requests such as ensuring windows are open in the bathroom when using the bath, not hanging washing on radiators etc.

Make sure you remember a TV licence.
